In Adams County, Colorado, bentonite soils can cause massive foundation issues, and foundation issues are expensive/impossible to fix (especially on bad soil)After that, I would look closely at electrical.

Genesee County has been hit VERY hard but I have a feeling there's a lot of money still to be made around here.

A couple of thoughts:Without leverage, it's eminently doable in most areas of the country to hit an 8% yield holding a SFR, and that's not counting any appreciation that may come your way.

Areas like West & South Torrance have always been desirable areas and haven't been hit as hard as others have.

Also the electrical service would need to be split for the two units.

John: I'm not a fan of debt either, and thankfully thru hard work and Gods help I've paid every penny off that I've owed over the years (except a stupid $47 electric bill I never knew about :rolleyes:).
