Unfortunately, as a lender I find most people only look to buy when they absolutely have to, often it's when they have a growing family and don't want to rent out other rooms, or live in a one unit of a mult-family unit.

But my biggest loser, a single family in Commerce City, CO that I lost $180k on over 10 years.

I'm new here and I would love to be part of the family.

Here is the lowdown:Purchased an investment single family home 2bed/1bath in North Park that was well under market value due to repairs needed and being built in 1928. 

Family First Funding, HELOC in New Jersey for investments properties.Figure 80% on a rental, not in LLC. 640 FICO 95% LTV on primary.

Commercial is for business purposes.In most zoning, you have residential, multi-family or apartments, and commercial, but apartment use is not the same as commercial. 

My plan is to purchase single family homes and rent them out using the BRRRR method.
