In fact, even in a recent transaction with credit tenant lease financing on a very large loan where lease payments were matched to loan payments (i.e. no remaining cash flow) over the course of a 18 year loan, appreciation was never discussed.

When they move in, the holding deposit is converted to a portion of their security deposit.Depending on the timing, I get the lease signed ahead of time, remaining security deposit and first month's rent are due prior to them getting the keys.

Actually, @Mark Bookhagen , you can get a HELOC that is interest only for a specified draw period, and that upon completion of the draw period any unpaid money drawn becomes fully amortizing (both P & I) for the remaining duration.

I think inflation will still remain high in Argentina and the peso will continue to deval in the next few years...but, with the upcoming elections in the fall, many are predicting the release of many currency restrictions which prevent firms and individuals from exchanging local currency for USD and remitting back to the states.
