giving security deposit back to multiple parties

newer investor here (approx 2 years) with 5 rentals. I have a group of 4 students living together but only 3 are on the lease. I am wondering what the best legal way to give them back their remaining deposit is. Do I make out one check to all of them? or can I give them individual checks for equal amounts? Im assuming I cant include the one who isnt on the lease?
