I was really pleased with what I saw there.. very clean no homeless no druggies no sleeping in door ways ( all things that have affected the once beautiful Portland downtown).. of course when U get a few blocks into the neighborhoods its very block to block.I am been funding there now for almost 3 years.. wholesale values have doubled and many of my clients doing BRRR the appraisals are coming in high 100s to low 200s with very strong rents.

huge amount of SFRs and there are plenty of MF but frankly not in an area I would personally live ( neighborhood wise ) and I think U will find that with almost every city the plexs are in rental dominated areas and well it is what it is..

Now I didn’t know much about zoning or any of this until this happened but I’ve did a lot of research, and I think what they are doing is illegal, they are treating me as if I am in a U-1 zone but I am a U-2 and in the picture below it says I am able to run an apartment hotel in this zone.
