Hello Joshua, I would look at Amegy bank, they have a 1x close product, and also, look at 1st united bank, very easy to work with, beyond those 2, I would go to a local credit union.

@Allan C.its not that the 321 bothers me as much as thinking about paying 5pts+ at the end of it all. 2-3 pts for the interim loan, and another 2-3 pts for the long term loan when rates drop.

In my area it is common for landlords to pay for heat which promotes a lot of abuse with the system in that tenants keep the heat at unreasonably high temperatures and often open the windows in the dead of winter when it can be -20 out.

Now of course, you can look at the face value of some properties and pass it pretty easy, but I wouldn't pass on each deal this way.
