Plus, while realtors are great and I love mine, you will still have to wait for them to pull the data which means you could be missing out on some deals that go fast. 

You have to act fast but it's better than the MLS.

I let the know that I'm looking to purchase homes in the area and will happily pay them a $500 referal fee, "once we purchase," if they know or speak to anyone who would like to sell there home fast for cash.

If you need fast cash for your flip then it may not sound to pleasant.

Fast forward 3 years later and we still have the same great tenant.The values have recovered enough at this point where we could sell it, but it's cash-flowing pretty well so we're going to hang on to it.Here are some of the Cons of renting a condo:1.
