Puppies especially tend to have accidents until they are trained and chew everything in sight. 

Although I do feel some people tend to be overly cautious...I don't see why you couldn't end a lease early due to gunfire on the Premises....

NJ properties tend to go up more in value; however, taxes are very high and eat a big chunk of rental income.

The market tends to be extremely high in all of the neighborhoods (Nothing less than 250k if you want a decent deal).I recently took a drive around town and took note of a few properties that caught my eye that might be contenders of a wholesale deal.

Multifamily tends to have better cash flow than similarly priced SFR.

AC and HVAC you could just have your PM service those proactivly as tenants tend to never pay to change filters.

We tend to treat our MTRs more like a STR rather than a LTR.

Some religious and other types of housing groups tend to have more of an interest in more sustainable practices.  

I do a lot of wholesale deals here in Orlando, FL, and the feedback I get is that buyers tend to go through a couple of wholesale deals or wholesalers before finding a good one. 

That being said, I've heard that people who have jobs where they see the city (Uber drivers tend to have their real estate license...) or are out and about a lot.
