Obviously, I personally would prefer this option as a way to keep my upfront cost out of pocket to a minimum even if it means paying more over time because the property would still cash flow $100.00 a month with the current rates.

For me, it is really whatever that particularly lender prefers, my commercial properties my lenders ask for LLCs to hold titles, so I do.

He could be in a world of hurt if he failed to hold the deposit in escrow all this time, so by challenging us and forcing us to take the legal route, he’s subjecting himself to a whole can of worms that he’d prefer to not open.

I in no way was trying to come off as negative towards him, I was just trying to paint a picture of the reputation and properties he has.for the rest of it, I tried to have a conversation with the wife but she was not home (communicated through a doorbell haha), very nice person but she said that they prefer for people not to come to their house for business… totally understandable!
