I am having a hard time narrowing down a location to invest and would like to better understand what specific things i need to look for and know in order to understand if an area is a good investment.  

Some may or may not be appropriate for each case, so I would encourage you to speak with professionals who understand the implications of each strategy, along with your personal goals. 

I understand that in a perfect world this will be possible but maybe not in our current world haha.

Look at the projections and understand the business plan and risks associated before investing.

We also quickly came to understand the value of a positive history of previous residency.

Then moved to Sedalia in 2010 lived in Cole camp for a year doing odd jobs for landlords from Versailles to Warsaw.

I understand that I may not make much money the first few months so I feel it is important to have a bit of a financial safety net.

From my understanding from some friends in Florida that are in the business , finding houses to flip and make decent money is difficult , and they are established in Florida .
