Ensure your lease has language saying that all vehicles parked on the premises must be currently registered and insured, that vehicles can only be parked on the driveway, in the garage or on the street (as applicable), that boat, ATV or RV parking on the premises is not permissible without express written consent.

I was going to count the cost of his vehicle insurance as his personal housing expense (aka, put that in the box where normally personal rent/mortgage goes... basically subject property rent had to be enough to offset PITI and "debt service" the van insurance at about 43% DTI... which it did).
