More tenants to deal with, more items to break/repair in the quad then the duplex.So for me to choose the quad I would desire it to have close to twice the benefit of the duplex (i.e. twice as much cash flow and/or twice as much equity gain).

Two of our contractors spring to mind, the plumber who despite all the best connections in the world hates the business of rental property, and our tree guy who plays the same game as us (buy and hold) and we often compare notes.Some people like the game, some don't.And again, the debt thing is down to personal choice, although interestingly a friend who spent $65k on a truck has since told us that it's the last time he's buying such an expensive item, and when it's paid off, it's paid off.

I have opened up so many newer options, those comments are no longer relevant as I've been buying 4-5 properties/year and Brrrr them and either incorporating them into my portfolio using LLC which then don't count against my 10 traditional mortgages, or selling them off.
