I am hopefully, 9-10 years away from retirement, and plan on owning 7-10 rental SFR in that time frame.

I have a lot of equity in my home that I plan on putting to use to start this.

I am based in Oregon and I am planning on diving into the world of out of state investing.I have bought and sold a couple of  homes here locally but would love to start growing my out of state portfolio which I have very little experience in. 

I have about $50k in liquid cash and again, plan to leverage my VA loan and I have my full entitlement for it. 

I have not owned a venue before but have extensive event planning experience. 

There are also note funds, but I'm not considering them because they're unsecured and pay only slightly higher than what I can get with safer  publicy traded funds.So on the risk scale, with T-bills being a 0, S&P500 ETF being a 7, and a Meme stock being a 10, where would you put TDs with the parameters I specified in my first post? 

I have a single family home property near a university being renovated The current plan is a 5 bedroom 2 bath catered to students .

What's your overall plan? 

If you're planning to go it alone and "build your team" from scratch... no.

The plan was to do as much in-person networking as possible (via regional RE networking events).
