I don't know why any landlord would let a Tennant touch anything on their investment.

If you go with a weather resistant siding like vinyl or hardy board you could potentially never touch them again.

The glue should be dry to the touch.

And usually some forced equity but they are still  limited by cash on hand.. if we run the numbers and a good rule of thumb with max debt on the asset at least as it relates to SFR type rentals is that 200 per month per door.. which is basically a higher touch C class type area..

My main concern is price, should the topic be touched on the first contact or should I let the idea of the sale simmer?
