I am not aware of banks tightening up at this point. 

Individual banks/lenders/etc are allowed to be more restrictive than that if they wish ("mortgage overlay"), but if you can check all the boxes there, then you at least know that someone will be able to help you. :)

Banks, in particular commercial banks have tightened up on refis.

The HOA had this year added a new rental restrictions that stated that owner must have the house for one year before they can rent it out.

It's time to tighten your standards, get your rent up to market rate, and then it will be easier to hold renters accountable.

I never expect any food - with dietary restrictions and preferences it's hard to find something that's universal, though a couple of granola bars or some cookies are a nice treat and can come in handy for travelers with small children who arrive hangry.

China has a rigid system and tons of  restrictions about foreign real estate investors  but of course, after digging deep I realized there are loopholes to those restrictions.

I don’t know about Atlanta Ga, but in Ohio for a tenant to withhold rent due to maintenance, the tenant would need to open an escrow account with the county and pay monthly rent into that escrow account and those funds (paid by the tenant) would have to be used for repairs.And unless you are citing something other that the national eviction restrictions, you can still evict a tenant for non payment unless the tenant can prove that they have been financially impacted directly due to the pandemic. 

Do you know of any other complexes in Durango close to town where HOA/city restrictions would allow us to rent out nightly more than once every 30 days? 

Will the current zoning or restrictions allow for the development of this needed housing?
