I have also seen LL with one meter bill tenants based on percentage - I guess I do that in one of mine too (3/1 house with 1/1 mother-in-law apartment: 3/1 pays 75% and I pay 1/1 25% and include internet for 3/1 if they cover 1/2 bill).

I guess the easy answer is that it depends...... as you state....most of the time people seem to escrow taxes and insurance, so it is tough to get behind on taxes.

It usually helps me understand the market rather than guessing if one of two amounts is way off base due to one guy being pricier generally, or one guy missing something in his estimation, or different levels of quality, or sometimes what seems like random chance.
