I love the BP community and I'm probably going to get speared for this post, but I'm tired of the drivel spewed on this website by really intelligent people in regards to various investment vehicles, but usually aimed at the stock market (DJIA/S&P).  

I'm about to quit my corporate job and randomly came across a property that I believe I could buy and make a decent profit on rent each month to help supplement my income while building clientele for my new business.

Now, I have an amazing, very supportive husband who does not see my success as a threat to his masculinity - he highly encouraged me to aim high in my legal career, we hired a nanny to help, but I just was not happy.

How much profit you make varies a lot too, my clients try to aim for at least $10,000 profit after accounting for all repairs and sales expenses.  

They only utilize certain features of Buildium and I have seen that some others do that as well, supplementing it with Quickbooks, Quicken, etc.

There are likely some in the BP Fileplace, and the BP Flipping book has a detailed template for an "Independent Contractors Agreement" that comes as a supplement to the book when purchased on BP (along with a bunch of other digital files and spreadsheets).

I just recently spoke with a national hard money lender representative that explained me about this lending program aimed at experience investors (Lending Home) -check them out online, I did not qualify because I had never rehab a property...my experience is wholesaling auction properties.

My only concern is I am asking for the 10% finance to supplement the down payment.
