Now keep in mind I dont have a lot of extra capital right now, so my I wanted to try and structure a subject-to with no or little money down. 

Especially when you are participating in housing programs that can make you subject to close scrutiny for specific Fair Housing and ADA requirements.

@Brian Lenz, lease options longer than 180 days are considered executory contracts in TX, and the lessor/owner is subject to stiff penalties if the mandated legal requirements are not followed EXACTLY.
