I would like to ask on how you go about on sending out your business cards in your target location?

Since buying the houses, I've had a rash of bad luck...A) 2 - 20 yard dumpsters filled and emptied of old tenants trashB) Electrical fuse boxes and lines stolen from one home for the copper - $7500 to replace 5 breaker panels, meter units, shut off switches, etcC) Copper plumbing in second house stolen, replaced with PexD) Multiple frozen / busted water lines throughout the houses, was never "winterized"E) And though the houses have been vacant for over 2 years, Indianapolis dept of health has found someone to pick on, giving me multiple fines for unsafe housing (missing gutter downspouts, cracked porch near steps, and get this...the plywood that was used to board up the windows was not painted the same color as the house!)

But spend a chunk of time here before writing any checks, or especially before putting it on a credit card.

I use plasticjungle.com to buy discounted gift cards or merchandise cards (5% to 10% off face value).

In CA you could show up for either, and they just stamped your card so you couldn't go vote in the other.Sorry, that might be a thread hijack.Anyway, look forward to seeing everyone on the 12th.Jon

I tell them that I don't expect perfect credit, but I do want to see a credit report that assures me that I will get my rent every month without having to chase it down.Before we get any further, I also tell tem that I won't accept anyone with an eviction or a recent bankruptcy.There is no point in giving them false hope, because it just wastes my time to do showing and process applications for people who are going to be rejected.On the other hand, many applicants really have no idea at all what is on their credit report, and I've run into people who thought their credit was ruined because they paid the Sears card a month late 6 years ago.

You can have matching business cards, fliers, yard signs, newspaper ads, etc.

Their great to the fact once you build a small relationship with them, they just throw you credit cards, and loans.
