I'll create one and make sure the steel wool that I inserted around the sink pipes for the water supply is still in place (to hamper mice from coming into the house).Hope this helps.

if you don't and your going to own this stuff over decades each of those plans will come into play at some point.. real estate is not a linear line straight up.I was on a Con call last week putting a large financing deal together on a 500 home project. half the call was about plan B and C if the original sales channel dried up..

Just skip over the D class and invest in the more expensive (but more profitable) B and C class areas and you will be fine.

He’s using (I’m assuming) it to draw the line between nicer properties (A and B)and not so nice properties (C and D class).The A and B class properties will sell much easier to a primary homeowner years down the road if/when you want to sell.

On the rare occasion where a tenant can't pay, I treat them with dignity and respect, give them 3 days without late penalties, and and even offer to pay for their storage unit for a month while they transition (approx $50, vs $1000s in lost rent, court fees and damages if you have to go through eviction); 95% of the time they've just had bad luck and appreciate the treatment.More importantly, their neighbors see that I'm not just a stereotypical 1980's movie landlord out to ruin the lives of single moms and their adorable band of misfit children, and believe it or not, this really does affect their decision to move on when I do my annual rent raises.
