His advice for them is spot on.

They still are waiting for some action from the feds.At one point, the IRS was accepting their payments (payroll taxes) in cash, but was imposing a penalty for not paying electronically.  

Most records should be electronic like your QB files or Quicken files, and scanned pdfs. 

If I know what I'm looking for, it's a breeze spotting a phony.  

Not sure how to spot the difference on the wall types- I'm gonna rely heavily on my contractors for sure.

Currently I collect a check from my sole rental but would like to offer electronic payments as well.The main issue I have is trying to find a system or practice that does not allow a customer (tenant) to reverse a fund after payment is made.

What I find is that I'm more focused and willing to call things as I see them without feeling like I might offend someone.I'm also better at spotting deals and have more confidence in knowing what I want out of them.None of this means that I don't make mistakes, but I am better at recognizing them and solving the issues. 

I invest in off market properties and have always been a little worried about going into properties with hidden big ticket problems as the wholesalers dont give enough time - plumbing and mold are big on that hidden list, in my opinion.I can kind of approximate plumbing repairs but wanted to know if there are any easy ways to spot any hidden mold.
