@Agustin Jimenez It is still in the middle of a revision, unfortunately, the last web contractor kept charging like a bottomless soda.

I read the laws frontwards and backward then speak to a real attorney in the specific state I'm renting them before I do anythingMI would recommend you do the same

@Stephan Mckracken, so it took me actively looking about 7 months, but I was looking in about 6 different counties in two states, so I think if you are focused on specific neighborhoods and criteria you would probably be looking at 2-3 months, and 150 different leads.

With 23 units I'd hope there was some kind of decent documentation and the numbers you have are pretty specific so I'm guessing they're coming from a property manager.

I haven't heard of it specifically but it makes sense.

As it stands my knowledge is pretty basic, just what I've learned browsing the forums and gleaming through materials online, but I'm a quick study and want to really make an effort My specific areas of interest are wholesaling, buy and hold for rent purposes, and flipping once I become knowledgeable enough about the Philadelphia market. 

My request to the banker was very specific: I want financing options with almost 100% financing.

Just a thought, if you want to start at a lower pricepoint you may want to consider Riverside county, specifically Temecula or Murrieta.
