Find an old guy with pre-dementia but the capacity to sign a contract that has no clue what his house is worth. 

In my market, appraisers can come from 30-45 minutes away and some of them literally have no clue what the property is actually worth.

They WON'T solve all your problems, in fact, you may get more frustrated dealing with warranty companies than just calling a plumber yourself.
