If someone randomly reached out to you and said I get deals etc etc you might be skeptical but if they had a current deal in the area, you would most likely feel they are more authentic and that they actually have deals (in other words, you are not wasting time talking to them).

I bet the bank will regulate the appraisal (since this is a point of extreme liability for them they typically use an appraisal clearing house service that randomizes the selection of the appraisal from a certain pool of appraisers, so the lender needs/wants to use that clearinghouse service).

Apologies if this has been already asked.my dad wants to 1031 an existing rental and rent out the replacement property to me and my family.The replacement property would likely be around ~$300K more than the relinquished property, and ideally, we would borrow that.But my dad is long retired and his income currently consists of rental income and social security.

So I was thinking about applying that same mentality to this situation, and find creative means to press-forward when so many of my competitors are likely stopping or halting, due to the pandemic.From a safety perspective, to emphasize social distancing, I was going to propose that either the current owners do a video walkthrough via a live video call with us, or that they let us get the keys to allow us to do the walkthrough alone.
