As long as 1) I can get the property at a good enough discount and 2) the ARV is high enough, I can essentially skip the rehab and rent portion of BRRRR.

Skip traces do work but most people don't want to be contacted and some will take steps to avoid it.

I certainly wouldn't skip an inspection, especially for my first property, sometimes I skip them now if its a condo, or if I'm very familiar with the housing stock, but if its a townhome/rowhome in Philly, I would never skip the inspection.
