I'd keep things simple, have a lease agreement, and follow it. 

Versus tenantcloud I think is pretty simple and the owner's portal is simple as well. 

After analyzing a handful of properties I am already seeing that this preference is making it hard to find a property that meets my other criteria (location, flood zone, price, etc). 

The second can sit on their hands and do nothing forcing the senior lienholder to cancel a short sale. 

It could be as simple as getting it re-appraised by the city so its taxes reflex MF.

There's maybe 50 or so people there, including a handful of wholesalers.  

Simple & easy.

It really was a simple steam/solvent cleaning and grout replacement fix.

However, I'm stumped at the estimate costs/offer part, and to a lesser extent financing as well.On the one hand I kinda need to know how much I'm going to spend on repairing/renovating the property, but on the other the likelihood of a contractor looking at properties with me for free won't happen unless I have a property under contract.
