I agree,Columbus has a diversified economy, and a robust job market which makes Columbus an attractive option for investors seeking long-term capital gains. 

I am assessing investing in Middle Tennessee for long term rentals and would love your thoughts on where the hotspots are likely to be over the next couple of years.

Bottom line is you can rent out on a short term basis and you don't get into a legally binding agreement during the first year where you lose the ability to occupy the property when you so choose.2. 

The HOA is money hungry so they will never ban short term rentals.
