We want to give owners some flexibility and a good experience working with us, but also, contracts are the assets in this business model i.e. if you don’t have some teeth in the language, if/when you try and sell your company later it won’t be worth much.The 60-90 notice period seems to be a good balance.

Why didn’t you sell then?

If I can sell it right away that is great but if it’s from the time I move into the home I have another 2 years to go and that will change my investment strategy entirely. 

Keep in mind getting it to current HUD standards will still not make it qualify for traditional lending if you end goal is to sell it. 

The family selling the house had had a death.

I’m torn between selling it and finding an apartment/whole building in Tokyo or doing some light renovations and testing the rental market with the older house.

I am looking to sell my primary home in 2025.

There are a lot of owners I know that will sell, but these properties have value so they need 1031 purchase targets before they let them go.
