I would rather higher an attorney and give him all the court winnings then give this tenant a pass if she chooses to go down this route... 

I'll add too, that just because you can put say 12 homes on 5 acres, that may not be the best route, you need to consider the market.

If you haven't already, you can go the free route of a Facebook Page or a site like Wix.

It's certainly not required, but if you're going the commercial or in-house route for financing, then it could be helpful.  

That's the route to take.

The FHA loan is great if you truly need to go that route, but if you can do conventional then there are less obstacles.
