Experiance i think is the best teacher too. just yesturday i was talking to the local real estate agents who work with primarily investors and when i explained how the entire wholesaling proccess was suppost to work i was straight up told that that is illegal lol So from there i found a post on reiclub.com title How wholesaling can be illegal and it help me put what they were saying at the office into perspective.But of course I will need to find my next power team member(s) my real estate attorneys to get to the bottom of North Carolinas wonderful laws hahaha

My guess is it'll take another 1-2 years for the bottom to be reached, and I don't think it'll bounce right back up quickly thereafter, it'll probably flatline for another year or two.If we get back to historical averages of appreciation, it would mean it would take another decade or longer to get back to where prices were at their peak, and some might not get back there for far longer than that, since their bubble prices were so out of whack to begin with.
