It is doing much better and has a DSCR ratio of 1.2 now, but if I were to buy it at today's interest rates it would be a seriously negative carry.I'm looking to buy a single-family Subject To with a partner at 500k with a 2.75% underlying loan on almost $400k and it will be just slightly negative at about $-200 a month, but debt paydown is almost $1k a month and I'm sure in a few years the appreciation and rent growth will make it be more than break even.

This reduces the need to have so much dry powder upfront as you will be reusing the money over and over again ideally.All things considered, I prefer a flexible Home Equity Line of Credit with interest only payments on the portion that I use rather than making principal and interest payments on an amount of money that I may not need right away as I make investment choices over time.

It feels like a constant cart before the horse but I have become better at scaling over time, today own and operate 194 units mainly in the manufactured home space but we have more than a dozen single-family homes, a motel, and an apartment complex.I have myself in a CEO position but I also fill the position of sales and acquisitions.
