That crack in the basement wall or the maintenance records etc....I would also review what other things you have been told and what was disclosed and look at it with fresh eyes.  

Make sure its repairable.Make sure there are funds from the tenants or rents to cover all this.And remember what this will also bring... destroyed moldings, carpet, walls, flooring, etc.I just closed on the above SFR last Thursday.

I said I better come and make sure there are none in the wall.

There is already evidence of some shifting of the walls as seen in the inspection above.

Hi Jeff.There is no way to know what that will cost without specing everything out one at a time.Brand new walls and everything budget for a WOW pop look like in the pics might be sales value of the structure--or more.That will give you approximately a matching furnishing level to the home. $100,000 home = $100k decor....$1M home = $1M decor.$1M decor in a $100k home looks weird to the neighborhood and people don't expect it. 

By the time you've come close to completing the rehab someone's gone and stolen all the copper wire inside the walls you just put up.
