We recently bought a short sale 2nd home in Deltaville, VA which could make more $ than I will this year.....prompted the taking of a closer look at our portfolio and realized the need to add revenue producing assets for our family.

We've seen pretty good results this way.As for what's better, a yellow letter or a postcard, my answer would be: both.Really it's that they are different.

I also had my Realtor/ PM supply a letter to the bank with the predicted ARV of the property and the income the property would produce.

As a former bank regulator for more than 7 years, I can tell you that if regulators have already identified a risk, discussed it internally, then produced a formally issued document and press release that they were in agreement on internally, the issue has usually already been around for a while, and is probably past where it should be!!!
