FINEX is great at HELOCs on primary residence, and I they had that 10% down with a 10% 2nd deal on primary last year I think, but for my refinance they wanted to charge me over 3 points...

I found that the property resides in an unincorporated area with no zoning requirements, but city water and utilities can be accessed.Not knowing where to begin we are hoping for guidance on steps.

First off 5 of the 6 units were occupied by USDA voucher tenants. the other unit was a full pay resident.
