I would just offer a clean, mutually beneficial seller financing scenario that you can both agree on: close the deal, title goes in your name, promissory note, lease back, simple structure that removes all the risk of unknowns.

I asked my PM to remove the posting because the rent now is way lower than naighboring houses.

Now that Biden seems ready to extend the eviction moratorium to the end of September (and possibly even further), I am worried I could get stuck with a tenant that does not pay rent and I have no options to remove them from my property.

I'm in the process of doing a cash out refi on my current house (removing PMI and lowering interest rate!).  

It has info in it like: trash removal info, emergency contact info, how to operate the fireplace, how to change out furnace filters, parking info, how to get renter's insurance, local phone numbers, move-out checklist, etc.

@Kevin Feltner I require the security deposit and first months rent in order for the property to be removed from the market.  

FYI, if it's only water stains(brownish spots), and not bad drywall that will need removed(like if it's sagging or you can easily break thru it), then you can paint over it. 

That is becoming very costly for them having to get it removed by a Professional company.

I have a ton of asbestos wrapped pipes in my basement that I would like to remove within the next year.
