I love this question, it always reminds me of Buridan's Donkey..Wikipedia..It refers to a hypothetical situation wherein a donkey that is equally hungry and thirsty is placed precisely midway between a stack of hay and a pail of water.

Generally if I am inaccessible I send the tenants a note with a number reminder of who to call.

I used to receive postcards reminding me to renew, but for the last few years, I receive an e-mail with the "control number" for the LLC.

Instead of trying to circumvent laws, just use them :)  Thank you for sharing this insight I have once again been reminded in spite of my best efforts I still know so little and have so very much to still learn.
