You may be able to negotiate some credits at closing - i.e. getting the seller/developer to pay your closing costs, transfer taxes, attorney fees, etc. 

That extra 5%, if you can get it, would probably be eaten up by loan origination fees and transfer taxes. 

Lets say the mortgagee does not call the loan balance due in full on the transfer of title, how is insurance handled. 

The problem arose that I personally did not own a majority share in the company. (50/50) The company had held the title for 8 months at the time and we decidedly transferred title to myself, thinking this would make the process simpler.

As Robert Kiyosaki says, massive transfers of wealth occur in economic crashes, so I'm trying to prepare so I will be on the winning side of that transfer!

If you transfer title you risk the Due on Sale clause.
