Moving across county. Rent my primary or sell

I currently own a home in a neighborhood that rent goes anywhere from 1800-2000/month. My mortgage taxes, fees, etc totals $1333/month. I’m moving across the county in 4-6 months and am wondering if you think I should sell and buy another place in my new state or keep this property and rent it out from across the country.

@Cory Benhardt do you have good options for a property manager in that area? Do you have reliable contractors to fix things for you? If you have the right team in place then I would imagine the numbers would work. It looks like you have enough buffer in your numbers for maintenance and CapEx. I would also think through whether or not you think the home will appreciate. The number one reason I would personally rent out my home is because it could appreciate more over the years. If you are in a low appreciation area, then I would probably sell it and take any equity with me.
