It will give you good practice for how to handle transactions for clients and put you in the client's shoes. 

It's unbelievably difficult to get an understanding of what all the current laws and regulations are regarding moving in to an occupied unit.

Practice makes perfect.

You'll want to check with the city about any regulations for short term rentals, but it's worth the effort.Hope this helps!

I would like to offload it, but I am struggling with finding a solution that is practical and affordable.

I had 5 str houses - regulation, the travel economy, broken furniture and demand for quick service didn't allow me to think about scaling...only managing and getting by. 

My advice would be to read this guide to screening tenants, and make a determination about whether best practices are being adhered to by your agent.

In addition when I did foreclosure rescue in Oregon and Washington before it became illegal ( or let me say HIGHLY regulated and if you break the laws its a felony)  the name of the game was door knocking..
