I was thinking that the units would be full in the summer and that they would also do much better in the off season than a regular 7 bed house because in the off season there are many more people looking for smaller units and not entire families coming for vacation.

As you move below C you get into really dicey neighborhoods, or deferred maintenance nightmares, or tenant classes that you might not want to have to deal with on a regular basis.  

There are high-end homes popping up on a regular basis and they are closing down the shore motels and run-down buildings in the area.   

There are gems out there regularly that are waiting to be found.

So the due diligence period (aka "option period", aka "feasibility period", aka "investigation period") is usually a lot longer than a typical option period to buy a regular SFR. 

Have the PM set expectations and monitor her progress, realistically, she knew she was losing her dog, so that is a legitimate emotional experience.

If your basement regularly has water seepage, I wouldn't use LVP.
