If so, that is fantastic as that cost is very low and increased your profits.I will also assume from your post that you paid your own 100% cash for the dirt and got 100% financing for the build and permits since your post reflected your total cash outay of $50k which wa the lot cost?

I like to charge a lower daily fee instead of a large one time fee, because it better reflects my liquidated damages, also the tenant still has incentive to pay sooner rather than later.

Her time on the job would be considered and I would assume he would work part time as long as he needed to, that is reflected in the decent credit.I'd also look at other debts and time required to pay off or months left, perhaps the ratios woulddrop in a few payments.I'd also look at his past work history, education and has he worked in his educational specialty, is his business in his specialty or related?
