It comes down to decisions made by them and they subs the use who just slap things together because that's the best they can do.The buying public seems happy to just get a new home that looks good, but a few years down the road they may find out the quality isn't as good as the initial shine.Just my 2 cents.

From there - you will need to hire a surveyor to survey the land for several reasons: 1 - to come up with potential plot lines; and 2 - to identify any areas which may be of issue (such as preserved lands, wetlands, etc which you cannot build on or cannot be used in calculating gross build-able lots; and 3 - identify where you can put septic and well (if no public utility exists there).

That being said, I would check public records and see what they do list as the legal number of beds and appraiser usually will go with that.
