I went last week I just arrive to LA last night I went to see a lot of houses and I saw some good deals but they go fast an as a beginner I need some help like yours, I'm with an agent but I think she dont work with investor , I feel she works more with regular clients and is not really aggressive on the deals, I left an offer and if it doesn't work I'll reach you Tks

So my experience was that I had less than a 1% chance of getting a tenant I liked, and maybe a 4% chance of getting one that was not a major problem, and a 95% chance of a tenant who would cause all kinds of problems and drive me completely crazy.For me getting a phone call in the middle of the night with someone screaming about their toilet not working is just not something I can live with, but if that type of thing does not bother you, and you can go on day after day and not let it get to you.

It took them five months to figure out how to properly mail rent to me on time (they've encountered many late fees) and even to this day they pay on the last day humanly possible, but also they leave belongings outside in common space, they leave trash bags outside the trash cans and rodents get into it and tear it apart, they leave a bunch of random belongings and bikes in the foyer (on carpet) and they have filled the basement with what seems like trash.

He did not at any point notify us that we were not fulfilling our obligation of maintaining the lawn properly so even if he did send over a crew multiple times to maintain it (which living there we saw no evidence of this), can he truly just pass that expense through to the tenants?

Could be as small as a dead battery in a smoke detector in the middle of the night (no guest wants to hear beeping while they are trying to sleep), guests can get rowdy and disturb neighbors, I have even had guests that insisted upon having someone meet them face to face when they arrive.

@Andrey Y. for sure, since it is a short stay rental and nightly rates changing with demand it is a little hard to have defined income.

They use noon as an expiration in case a new tenant begins tenancy the following day to have enough time to get the unit ready - which was the case for me.Then tenant provided me proper notice by text message a few days before the 60 day required notice back in May.
