Do you need a reason not to renew a lease with a tenant?

We have some leases coming up soon, and tenants have been less than ideal to say the least.

Do I need to cite reasons for not renewing with them?

Or can I just tell them I'm not going to be renewing their lease?

And how do I get them out? Do I need to give notice and then evict if necessary? Or should I just go file to evict right away?

Trying to find the best course of action here. Thanks in advance!

You don't need to give them a reason.  You do need to give them proper notice per the lease.  If your lease requires 30 or 60 days notice you must give them proper notice.

Tenants don't have to give you a reason as to why they want to move and you don't have to give them a reason as why you don't want to renew the lease.  You could actually get yourself in trouble if you cite a reason that could be construed as against fair housing laws.  Less you say the better.
