If I were a tenant I might ask this to take advantage, by saying "oh it was worth $1,000 when I sent it" even though it is only $700 now if you would have to exchange it for real money make them do it so you know you are getting the proper amount.

Regarding your statement on ROI, I would say, I would be looking for a higher yield than the stock market, but I also intend on creating passive income with proper cash flow.
