If I were a tenant I might ask this to take advantage, by saying "oh it was worth $1,000 when I sent it" even though it is only $700 now if you would have to exchange it for real money make them do it so you know you are getting the proper amount.

Regarding your statement on ROI, I would say, I would be looking for a higher yield than the stock market, but I also intend on creating passive income with proper cash flow.

I do not currently have my real estate license, but have sent in my application to the Division and should be taking the exam in 1-2 weeks.

Now only if you had your real estate license or a investor friendly broker who didn't want to take all your hard earned profit!

Background:I own a construction company here in California, and hold my RE license.

I am now a newly licensed broker with a goal of making real estate a full time profession.

If I were you i'd look into becoming a licensed agent & pair that with some flipping & renovating.
