Oh.....And not LA county CA...not do-able....well not with out a crap ton of brute force, last time i checked which was a couple years ago, viewing the property data/tax data required a code that is printed on the actual mailed tax bill that is mailed to the property owner.All in all, scraping a whole state.... not do-doable unless you have a team big enough to account for each scrape....  

I agree with Joel things have swung a bit too far in other direction which is understandable.. to a degree.......I have been and am currently being put through the ringer with a top 5 national lender on a small 2 family purchase.They just FINALLY issued me a committment with such crazy conditions that the committment isn't worth the paper it's printed on!!!

Go to the library and pick up a Nolo book on California landlord/tenant laws (I’d say that any year print in the last 40 is good enough.)

As a side-note: I used to use TurboTax to create, print, and electronically file 1099's with the IRS - HOWEVER, TurboTax has now decided we need to buy their $200 version in order to maintain this functionality. 

Awhile back I printed up some rent coupons that I would give to residents from time to time for holidays or at resigning a lease or as a token if something bad happened or they helped me out with something.

Hey Ryan,I've had success with simply printing my yellow letters on yellow copy paper without the lines.

Wipe off the finger prints when tenants leave.

One of the features is it has whats called a loan opportunity wizard software that prints out very professional reports detailing the prospective property and investing info on it for attracting private money.

Too easy these days to scan it in and clean it up before printing that "copy".If they are seeing lots of rejections then they have to go looking for somebody who is advertising that they won't pull credit, or go to somebody too stupid to get the credit reports.

instead of calling the companies to confirm,  you require a printed confirmation number from the future tenant before move in
