  so I just read an article on the difference between quartz  and granite and the writer is saying just the opposite of the two posters above.

I'm not sure of your FICO, loan amount, etc...but I'd expect the difference in rate between 75% and 80% LTV to be around 0.5-1.0%. 

Can you move from your current place and buy another primary residence? 

Generally there is a very minimal difference in rate between ARMs and 30 year fixed mortgages.
