Based on the rental estimates, we would net about $700 a month in surplus income since our mortgage is pretty inexpensive.I'm looking to get any and all opinions as I want to make the correct choice for us and also want to make sure I don't screw anything up if we do decide to choose option 2.

What are the tax ramifications of deciding not to rent a rental property and just leave it empty?

Even armed with 7 years of experience and over 100 units owner or managed over that time, I still see value in and pay for pricing software. 

Side note: I can cover about 90% of the lease with the two other tenants - the tenant described above was an inherited tenant from the previous owner (never will do that again) and is paying way under market rent, just not sure how much of a process eviction is in Elizabeth. 

How do I check/confirm its legit and not something that the owner just paid for online?

How can I find a list of homes that are not currently for sale but that may have an ADU, so that I can start to reach out to these owners about any potential interest in selling?

If I booked a place and I agreed to the cancelation policy, my plans changed and I do not get a refund then why even bother the owner.
