In the event of an incident and say, the tenant attempts to sue the LLC.....aren't ALL properties you have in the LLC then at risk (since you have anywhere from 1-5 properties that a judge can use as collateral), as opposed to having the risk limited to a single property?

Would it be better to maximize on the opportunity for 4 units as opposed to the 2 or 3 if i'm just starting out?

There is more risk associated with the 401(k) loan as opposed to a regular loan.

As opposed to rental income from a sfh?

I think with a little work I can get it's value up to be a small flip/better than break even.... but I really don't know.Both interiors are in good shape, 1 could probably use some updating, but everything is functional.The exterior looks a bit rough.

Any expenses to the exterior or any common areas, ie, roof, landscaping, paint, is all 50% deductible if you're house hacking a 2 unit bc it's shared by your tenant. 

I will contact PM office first see if they oppose to your suggestion.

I have no roof access, so venting these two bathrooms, which are not on an exterior wall, would be a project for sure.

I would rather be in your position at least where your commercial tenant may have some assets to their name as opposed to a class c commercial tenant whose personal guarantee is not worth the paper it is printed on
