Charging for Parking

I just recently purchased a duplex on an 8000 sf lot, about half of the lot is an asphalt parking area. The neighboring fourplex has an easement to access their parking area, though the parking area of the fourplex is insufficient for all four units, so the neighboring tenants regularly park in my lot. It seems reasonable to me to charge the neighboring tenants a parking fee, does anyone else charge parking and if so how much? Would it be best to approach the neighboring tenants directly or go speak with the property management company?
